7-15-19… New Building Update

I just wanted to take a second to update you on the new building situation….

Originally we were super excited to be moving into the old Bike’s Plus building.  It had plenty of space, and the existing set up would’ve been great for our business model with very little need of buildout. As we moved through the process of buying the building it was discovered that the building was once used as a dry cleaner.  That discovery prompted more environmental testing and when those tests came back it revealed a large amount of contamination in the soil and possibly in the building.  It was at that point that we decided to walk away from that building.  In our opinion your health is our number one priority.  The clean up of this site could’ve been an ongoing thing for the next 20 years.  I’m not saying that it for sure would be that way, but it was not a risk we were willing to take.  So we moved on.

Shortly after we walked away from that building a new opportunity opened up just a little up the road from the original building.  We didn’t make a live video on that building because frankly, it needs a ton of build out and it’s hard to visualize what it will be in its current state.  That being said, we are going to do a large amount of work on this building and it will be absolutely beautiful and an amazing space when we get done.

I have heard some concerns about the new space so I wanted to take a second and answer some FAQ’s

Q: Is the new space smaller then our current space?

A: As it stands currently yes, however, we are expanding the exterior walls of the building and will be adding over 1,000 sq feet.  By the time it is all said and done the new space will be larger then the current space and have a much better layout suited for our use.

As it stands right now, (of course this is subject to change as we get into construction) the new layout will include:

– Larger lobby then our current space.

– Larger kids room then our current space.

– Conference/ break room for staff

– Office for staff

– 14 squat rack double sided Pull up rig

– Pull up bars on the other side of the room to allow for multiple classes at the same time

– Separate yoga room large enough to hold a 15 person class

– Medical treatment office

– Office for Krystal and I

– 20ft x 20ft personal training room

– Sauna

– 2 separate bathrooms with showers

– 1 bathroom with sink and toilet

This space will be fantastic and custom designed for our usage.  It’s very very exciting.  Below is a picture of a tentative floor plan.

Q: Will running be an issue?

A: Simple answer is no.  We will have runs mapped out as we do now.  We have not paced off the 400m and 800m etc yet, but believe me, we will make sure that we are able to operate as needed for you to maximize your fitness.  On 5k days if we have to, we may just meet at Freeman park, but we will figure it out so everything works out well for you.

Q: When will we be moving?

A: Currently we are going through environmental studies on this building.  We don’t expect there to be any issues.  If everything goes well, we are looking at the environmental study being completed by July 25th.  After that we have to go through the appraisal process, and then clearing the title etc.  If you’ve ever bought a house imagine that process multiplied x 100 and you’ll get a sense of the paperwork and processes involved.  That being said, we are hoping to be closing by the last week in August.  After that, we will need to do the buildout.  We may be running classes while some of the buildout is going on.  We will see as it progresses.

Q: Is this area safe?

A: Yes. While Krystal and I were looking through possible locations, this was one of the major concerns and factors in our decision.  We turned down several good spaces due to the area it was located.  We felt that the bike’s plus building was a great location, and this space is in the same area.

Q: Will parking be an issue?

A: We are working on agreements with the other two businesses in the complex to make sure this is not an issue. There is a shared lot that we will be able to utilize, so parking will not be a concern.

Q: Why are we moving?

A: This answer is multifaceted…

Our building was sold and the new property manager is building a building in front of ours as well as tearing the face off of the current space and redoing the facade.  We felt that would be a huge disruption for our business.  Moreover, we feel that the location we are in currently actually hinders our business and we are not able to serve as many as we could due to the location.

When I opened the gym it was in an 800sq foot space and were limited to servicing a class of 3-5 people.  We then moved to our current space where we have been for 10 years.  As we mature in our business, we want to finally be able to create a beautiful, well designed space we call home, that is specifically designed for what we do, and will allow for greater ability to service you well.  We also want to create a space that you’ll be proud to bring your friends and family to, and somewhere you’ll love being.  We want this to be your third place, where you feel comfortable, excited, and ecstatic to be there.

Krystal and I are always open to discussion and questions.  Feel free to come to us and ask us questions directly and we will tell you everything we know.
